Avon still moved quickly even with mortgage rates above 7%
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.30% as of September 30, 2026. That is a real headwind for buyers. Even so, Avon kept selling.
The Real Estate Data Aggregator counted 42.5% of Avon homes going under contract within two weeks of listing. That share was up 0.1 points from the same period a year before. Buyers were still moving on homes that were priced and prepared well.
The numbers for the three months ending July 31, 2026
The Real Estate Data Aggregator shows the median sale price in ZIP 46123 came in at $354,750. That is down 4.4% from the same three months in 2025. Prices did ease a little. That is worth knowing if you are setting a number.
At the same time, homes sold for an average of 98.8% of list price, up 0.9 points from a year before. And 15.5% of homes sold above list price, also up 1.1 points. The market eased on price but not on buyer activity.
What slowed down
New listings fell 7.8% from a year before. The Real Estate Data Aggregator counted 236 new listings in the period. Pending sales were down 12.3%, landing at 207. Fewer homes came to market and fewer went pending. But the homes that were priced right still found buyers.
Nationally, Realtor.com reported that 20.8% of listings had their price reduced in September, the highest share since October 2022. That is a sign that overpriced homes are sitting. Avon is not immune to that.
What this means if your home did not sell
If your listing expired, the data points to a few things worth looking at honestly. Days on market grew 6 days longer than a year ago. Buyers are taking a little more time. That means preparation and pricing matter more, not less.
Avon is in Hendricks County. Township and school district affect what buyers will pay on a specific street. A price that works one block over may not work for yours.
