Carmel buyers kept moving even as rates moved above 7%

Rates hurt. CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is real pressure on monthly payments. Yet Carmel kept selling.

The Real Estate Data Aggregator counted 443 homes sold across Carmel's two ZIP codes in the three months ending August 31, 2026. That is up 9.4% from the same period a year earlier. Demand did not stall.

Realtor.com reported mortgage rates topped 7% in September 2026 for the first time since January 2025. CNBC reported purchase applications fell 2% for the week ending October 7, 2026. So buyers are feeling it. They are just still buying in Carmel.

The two ZIP codes tell slightly different stories

Carmel sits in two ZIP codes: 46032 and 46033. Both are in Hamilton County and served by Carmel Clay Schools. But the numbers are not identical.

In 46033, the Real Estate Data Aggregator shows the median sale price was $630,000, up 5.9% from a year earlier. Homes sold at exactly 100% of list price on average. Nearly 35 in 100 sold above list.

In 46032, the median was $570,000, up 2.4%. Homes sold at 99.7% of list. Both numbers say sellers are getting close to what they ask.

The Real Estate Data Aggregator shows that in 46033, more than half of homes went under contract within two weeks of listing. In 46032, nearly half did. Those are not slow numbers.

The Real Estate Data Aggregator counted just 200 homes for sale across Carmel at the end of the period. Supply barely moved from a year ago. That keeps buyers competing for a limited pool.

New listings in 46032 were actually down 7.5% from a year earlier, the Real Estate Data Aggregator shows. In 46033 they rose 12.8%. The two sides of Carmel are not moving in lockstep.

What the wider picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national number. Carmel's own medians are running above that pace.

Realtor.com reported the Indianapolis-Carmel-Greenwood metro median was $310,000 in September 2026. Carmel's medians of $570,000 and $630,000 sit well above that metro figure. Carmel is its own market inside Hamilton County.

Realtor.com also reported 30.5% of listings in the Indianapolis-Carmel-Greenwood metro had price cuts in September 2026. That is nearly 3 in 10 sellers trimming their ask somewhere in the metro. Not every home is priced right the first time, even here.

What this means if you are selling

Demand is real. Buyers are still moving despite rates above 7%. But 30.5% of metro sellers cut their price, per Realtor.com. That tells you pricing still has to be honest from day one.

In 46032, new listings fell 7.5% year over year. In 46033, they rose 12.8%. Your competition depends on which ZIP your home sits in. Those are different conversations.

What this means if you are buying

CNBC reported refinance applications were 56% lower than the same week a year ago. Owners who locked in low rates are staying put. That keeps listings scarce. With 1.3 to 1.5 months of supply, you are not shopping in a slow market.

More than 1 in 3 homes in both ZIPs sold above list price, per the Real Estate Data Aggregator. Clean terms and honest pricing still matter on both sides of a deal.
