One part of Greenwood is moving much faster than the other
These numbers cover the three months ending August 31, 2026. Greenwood has two ZIP codes, 46142 and 46143. They sit in the same city and the same Johnson County school district. But they are not the same market right now.
Speed: 46142 moves nearly twice as fast
| 46142 | 46143 | |
|---|---|---|
| Median sale price | $315,000 | $360,000 |
| Median days on market | 15 days | 28 days |
| Under contract within 2 weeks | 48.7% | 31.3% |
| Sold above list price | 15.8% | 12.1% |
| Sale price as share of list | 98.2% | 98.4% |
| Months of supply | 2.2 months | 2.6 months |
The Real Estate Data Aggregator counted a median of 15 days on market in 46142. That is nearly half the 28 days it counted in 46143. Both are up from a year ago, 3 days longer in 46142 and 8 days longer in 46143. So both ZIP codes slowed a little. But 46142 is still the faster of the two.
Nearly half of 46142 homes go under contract in two weeks
The Real Estate Data Aggregator found that nearly half of 46142 homes, 48.7%, went under contract within two weeks. In 46143 it was 31.3%. That gap matters if you are a buyer deciding how fast to move, or a seller deciding how to price.
Price: 46143 sits $45,000 higher, and it dipped more
The Real Estate Data Aggregator put the median sale price in 46143 at $360,000 for the three months ending August 31, 2026. That is down 6.5% from the same months in 2025. In 46142 the median was $315,000, down 4.3%. Prices dipped in both ZIP codes. The higher-priced ZIP dropped further.
Realtor.com put the Indianapolis-Carmel-Greenwood metro median at $310,000 in September 2026. Both Greenwood ZIP codes sit above that metro figure, one by $5,000 and one by $50,000.
Activity: 46143 has far more homes and far more sales
The Real Estate Data Aggregator counted 305 homes sold in 46143, up 12.1% from a year ago. In 46142 it counted 120 sold, up just 0.8%. Inventory rose in both, but much more in 46143, up 21.5%. More supply in 46143 is one reason homes there are taking longer to sell.
New listings in 46142 fell 14.1% from a year ago. That tighter supply helps explain why 46142 moves faster even at a lower price.
Rates are making buyers more careful everywhere
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate on conforming loans rose to 7.49% the week of October 7, 2026. At those rates, monthly payments are meaningfully higher than they were a year ago. That affects how much a buyer can offer.
CNBC also reported that applications to purchase a home were 15% lower than the same week one year ago. Realtor.com found that 30.5% of listings in the Indianapolis-Carmel-Greenwood metro had a price cut in September 2026. That is nearly 3 in 10 homes. Sellers who price too high are feeling it.
What this means for you
If you are in 46142, your home is in the faster-moving ZIP. Pricing it right matters because nearly half of homes go under contract in two weeks. Miss that window and you may wait much longer.
If you are in 46143, you have more competition. Inventory is up 21.5% from a year ago. Buyers have more choices. A price that matched last year may be above where the market is today, since the median slipped 6.5%.
In both ZIP codes, the sale-to-list ratio is close: 98.2% in 46142 and 98.4% in 46143, per the Real Estate Data Aggregator. Homes that are priced well are still selling close to list. The ones that are not are sitting.
- Two ZIP codes, one city, two different timelines.
- 46142 moves in 15 days at a median of $315,000. 46143 takes 28 days at $360,000. Both saw prices dip from last year.
- Rates above 7% are real, and nearly 3 in 10 metro listings have already cut their price.
- Your ZIP code, your price point, and your timing all shape what happens next.
